The first step is to organise a valuation, which we offer completely free of charge – no strings attached. Using real industry data and the experience we’ve gained in the local property market, we provide a range of realistic figures that reflect your preferred timescale and price. 

The Perfect Partner for your Journey

To take your property to market, you will need to instruct Simpson West to do so, either over the phone or by coming into the office. We’ll then arrange for a sales consultant to visit your property in order to take measurements, note any specific details or unique features that could improve the chance of a viewing, as well as to take professional photographs to showcase your home in its best light. Additionally, we create a detailed floorplan that will form part of your property’s profile. At this stage, we’ll talk you through the contract agreement for the sale of your home. We will also introduce you to our Simpsons Financial team who will be on hand to offer free, independent financial advice throughout your journey with us.

Taking in the View

We’ll arrange viewings of your property at a time that suits you. We aim to accompany every viewing, arriving ahead of time to greet buyers on your behalf. You don’t have to be present and you can trust us to highlight the important features that will help to sell your home. We know the right questions to ask and will use our experience to confirm a buyer’s ability to move forward with a sale, as well as their preferred timescale and budget. Within 24 hours of the viewing, we will provide you with detailed feedback which can be used to discuss any changes that may need to be made to your sales strategy.

Navigating the Crossroads

Once an offer has been made and accepted, Simpson West will guide you smoothly through the next stages of the journey. We’ll prepare a memorandum of sale and write to all parties involved to confirm the agreed price. We’ll then need the name of your conveyancer if you haven’t chosen to use one from our recommended panel so that we can send any details they request directly to them. Draft contracts will then be sent to the buyer’s solicitor for signing and dates for the survey, exchange of contract and completion can all be arranged. With the exchange of contracts, the deposit will be transferred to your solicitor’s account making the contract legally binding. 

Reaching your Destination

After choosing a mutually convenient completion date, the last steps of your journey will be the most rewarding. The balance of the purchase price will be transferred to your solicitor and keys will be handed over to the new buyer. Additionally, if you’ve purchased a property, you’ll receive your keys too. Once everything is settled, we’ll be there to celebrate the successful sale of your home and to offer our thanks for letting us join you on this journey.
